Environmentally friendly uses of rubber mulch

Today we are going to talk about one of the most commonly used materials in landscaping, mulch. It has a number of uses and applications. Some of them are mulch specific and require a special type of mulch. These applications can be practical, productive or aesthetic. Because of these, there are a number of makers of mulch, and while a few of them offer different types of mulch, there isn’t one single manufacturer that produces every type of mulch available.

Among all the types of mulch available, bulk rubber mulch is one of the most versatile ones and it’s appreciated by a lot of gardeners and landscapers. For those looking to build backyard water falls, it can really make the landscaping pop. It isn’t really used in farming, where other types of non organic mulch are preferred, like plastic mulch.

When you buy bulk rubber mulch, you’re helping the environment in the sense that you’re getting mulch that is made from recycled and used tires that would otherwise end up as garbage. The tires that this rubber mulch is made from had reached the end of their useful life and have had their steel bands removed. Then, the rubber is chopped or cut up into small bark like pieces that will resemble nuggets or chips, both of which work the same so getting one over the other is just a matter of personal preference. Just remember to throw away your black rubber mulch properly when you’re done with it, as otherwise it would become garbage or a pollutant.

Bulk rubber mulch, unlike organic mulch, doesn’t degrade or break down with time. This results in a much minor frequency of replacement. Not having to replace it as often is an advantage for those who don’t have as much free time as they’d like to spend on lawn aeration or tending to their gardens.

While not being able to become part of the soil, rubber mulch has a number of advantages that make up for it. One such benefit is that it is better at insulating, and insects can’t nest in the rubber mulch. It is also very effective at blocking weed growth.

Last but not least, the rubber mulch has a very dark grey, almost black look. It can also be mixed or colored in order to turn it to other colors, like shades of brown or even green. Depending on the taste of the landscaper, bulk rubber mulch can be used to make paths or areas in the garden, front yard, or playground. Also, for the environmentally concious, it can even be used to enhance the look of Drought Resistant Perennials. In fact, because rubber is somewhat elastic, bulk rubber mulch tends to be used in playgrounds where children may fall. For example, where there is playground equipment that children can climb, having the soft cushion of rubber mulch can avoid injury. All in all, the use of rubber mulch is effective and environmentally friendly.

During walk-through, you should always make sure the Property is very presentable. This may not be directly covered by the Investigator, but you could always put your personal touch for the aesthetics. Again, make the house presentable, but also free from defects and safety issues.

It is important that you make the house vacant long before the final walk-through. Prospective Propertybuyers would always assume that the house is not occupied so that the deal could always be closed anytime. Nine out of 10 times, Propertys that are successfully sold during final walk-through sessions are vacant. However, there could be problems to expect when a Property has been vacant for a long duration. There might be presence of unwanted insects and termites. The cleanliness could also be questionable, though this aspect you could always make caretakers do the necessary action.

If in any case, the house is still occupied during a final walk-through, the seller should always make sure he is around to tour the prospective buyer in and out of the Property. The Propertybuyer could always have pop-up questions when inspecting the house, and it is important that the owner or seller is there to answer every query so as not to build up suspicions and doubts in the mind of the buyer. Doing so is also like a conventional case of marketing. You could do a little persuasive sales talk to make sure the deal closes.

That is why there is an utmost need to hire the services of a good, qualified, and credible Property Assessor. If you are a first-time buyer, how could you find such a Property Assessor? Property sellers or agents usually recommend several Assessors that buyers could hire. Would you hire those Assessors?

It is not surprising that many Propertybuyers, particularly the first-timers, have doubts about hiring Property Assessors recommended by their agents. To them, they are questioning the integrity and honesty of such Checkup personnel. They raise a point. Their argument is that Property sellers or agents naturally would want to sell the house because their commissions depend on the transaction. Needless to say, such agents’ ultimate goal is to have the Property finally sold.

So is that a reason for agents to enter into a collusion agreement with Property Assessors? Yes, it obviously is. But come to think of it. Could that practice be done in the current competitive market? Experts would assure you that it is quite impossible for an agent and a Property Assessor to collude just to make sure Checkup report would be favorable to make the Property sold. It could be possible, but in the current stringent regulations, agents and Assessors would be wiser not to get into any form of malpractice.

The real estate or property sector is a dynamic industry where only about 10% of Property sellers or agents are able to sell Propertys. They even account for up to 90% of total Property sales. The rest of the agents may not be qualified enough, or may lack first-hand experiences to determine which Assessors are qualified and reliable. Thus, you should trust your agent if he has been in the business for many years now. His reputation in the industry also matters.

Take note that almost all Property agents want full disclosure. They would always make sure the Propertybuyers’ interests would have to be prioritized. Only by doing so could they stay in business. Agents and Assessors all abide by what is called an industry standard practice. There are regulations covering violations in standards, which everyone logically would avoid. It would only cost too much for any agent to commission an Assessor to come out with a faulty report.

To date, no reputable agent would be willing to withhold any important information to a prospective Propertybuyer. Of course, they know that if full disclosure is not implemented, buyers could always get back to them even after the deal has been closed. Agents also do not want to get the blame if there are safety, security, and maintenance issues missed during a Property Checkup. In this way, rest assured that they would only recommend Assessors whom they think would be capable and reliable to do the job well.

In the property market, it is also observed that Property Assessors recommended are of the agents’ same caliber. Again, this is an assurance that any Property Assessor on agents’ recommended lists is trustworthy. So, should you hire a Property Assessor recommended by your agent? There is no reason for you not to. In the end the decision is still all up to you.
